Edwards Hill is a prestigious neighborhood in Huntington Beach, California that is located about a mile from the beach and east of the Seacliff area, which it is technically a part of.
Edwards Hill is known for its larger lots and for being equestrian friendly with horse trails throughout the neighborhood. It is composed of six communities: The Bluffs, Triple Crown Estates, Hamptons, Central Park Estates, Country View Estates, and Heritage. The Bluffs is the only one that is gated and the Home Owners Association takes care of the community streets. Some of the properties have low Mel Roos.
The public school system offers many award winning facilities like Huntington Seacliff Elementary School, Ethel Dwyer Middle School, and Huntington Beach High School. There are also several private schools in the region. Edwards Hill is close to stores, daily services, entertainment, and water activities. It is just west of the Boca Chica Ecological Reserve.
The community of The Bluffs, built in 2000, is the only gated one in Edwards Hill. It has 59 homes built by Lennar that range from 3,900 to 4,500 square feet; and 26 built by Manning that go up to a little over 6,000 square feet. Some of these homes have spectacular ocean views.
The Hamptons 1 and 2 are made up of 122 homes that range from 2,650 to 4,003 square feet. These houses were built between 2000 and 2002. Country View Estates features 36 homes by Linborg-Dahl that range between 2,409 to 3,968 square feet and were built in the late 1990’s.
Central Park Estates were built by Dahl Company in the late 1980s. These 57 homes range from 2,753 square feet to a little over 4,000. Heritage has 30 homes that were built in the early 1990’s by Southwestern Diversified. And Triple Crown Estates is made up of 23 homes that were built in 2000 by Heritage Communities.
